This is how we work with you to meet your facility needs:

 

Define your needs Image, Budget, Location, Size, & Move Date.

Determine Location Where are your clients located? Where do your employees live?  What are your transportation and parking needs?

Develop a program List  you physical requirements. This will define your size.  Share your esthetic taste, your wish list.  We try to see things through your eyes.

Conduct a data base search We use a metro wide data bases to research possible locations.  We check each location to learn if the buildings considered meet the requirements for your data system, your transportation needs, image, operating hours and other requirements. Email the catalog to you with pictures, prices, terms and ask you to select or reject buildings to be toured.

Tour the properties Together we will select properties of greatest interest.  Typically I show 5 or 6 properties at a time, starting with what I think you will like best.  We will look at as many as are necessary. Usually it will not take more than 2 showings.

Space plan With an interior architect two or three buildings to see how many square feet are required in each building.  This will be done by a planner provided at the expense of the building owner.

Solicit proposals from at least 2 buildings after the planning and pricing of the space plans and tenant finish has been completed.

Negotiate With proposals from two or three owners you have choices and we have negotiating power.  This is helps us get terms that are acceptable to you.

Review the lease(s) We can recommend a lawyer, or several, specializing in lease review.  They know what terms are typical and which ones can be negotiated.  Tenant finish details will be documented in a work letter to be an attachment to the lease.

Sign the lease.

 

The process can take from three months to eighteen months, depending on the complexity of the need and the decision making structure of your company and that of the Landlord. We recommend starting the process not less than six months before you anticipate a need for change or your lease expires.

During the process we will learn your needs for communication specialists, movers, furniture providers, sound mitigation requirements and the numerous other issues that may be specific to your company. We work with many of these service and material providers and will help you find providers to satisfy these needs.
